There are many types of materials and styles that go into the construction of a roof. This can vary greatly depending on the needs of each property owner, the location of the structure as well as the climate. Every day people are becoming more aware about the importance of this part of their structure and have questions they want answers to. These are some of the most common roofing questions that get asked:

How much does a new roof cost in the DFW area?

For a typical DFW home — 1,500 to 2,500 square feet — a full roof replacement runs between $10,000 and $18,000, depending on pitch, material, and access. Architectural asphalt shingles, the most common choice in North Texas, typically land in the $10,000–$14,000 range for an average single-story home. Metal roofing runs $18,000–$30,000 or more. Those numbers include tear-off of the existing roof, new underlayment, ice-and-water shield at eaves and valleys, proper ventilation, and all flashing. How do I know whether to repair or replace my roof?

The honest answer depends on three things: age, extent of damage, and insurance coverage. If your roof is under 10 years old and the damage is isolated to one area, a repair almost always makes sense. If it’s 15–20 years old and you’re seeing granule loss, multiple leak points, or widespread shingle deterioration from Texas UV exposure, replacement is the better long-term investment. We offer free inspections and will tell you directly which option makes financial sense — we’ve turned down replacement jobs that didn’t need it, and we’ll do the same for you.

How long does a roof last in Texas heat?

In North Texas, a standard 30-year architectural shingle will realistically last 18 to 22 years with proper ventilation and attic insulation. The combination of intense UV radiation, summer temperatures that regularly exceed 100°F, and freeze-thaw cycles in winter accelerates degradation faster than the national average. Algae-resistant shingles and proper ridge ventilation add years to a roof’s life in our climate. Impact-resistant (Class 4) shingles — which also lower your insurance premium — consistently outperform standard shingles in Texas conditions. My roof was damaged in a hail storm. What do I do first?

DFW sits in one of the most active hail corridors in the country. Storms between March and June are the most intense, but significant hail events happen year-round. After a storm, do these things in order: (1) document any interior leaks or visible ceiling damage with photos, (2) call a reputable roofing contractor for a free inspection before contacting your insurer, and (3) file your insurance claim within a reasonable timeframe — most Texas policies require filing within one year of the damage event. Do you offer financing for roof replacement?

Yes. We understand that even an insurance-covered replacement has out-of-pocket costs, and that a non-insured replacement is a significant expense. We offer financing options through third-party lenders with terms ranging from 12-month same-as-cash plans to longer installment arrangements for qualified applicants. We’ll walk you through available options during your estimate appointment. There’s no obligation to apply, and the application process is straightforward. Our goal is to make sure a budget constraint never leaves your home exposed — that’s not good for you, and it’s not how we want to operate after four decades in this business.

How does the insurance claims process work for roof damage?

After your storm inspection, we provide a detailed written scope of damage that you submit to your insurance company. Your insurer will send an adjuster — sometimes within days, sometimes weeks. We can meet the adjuster on-site to walk through our findings together, which frequently results in a more complete approval. Once approved, you’ll receive an Actual Cash Value (ACV) check first, then a Recoverable Depreciation check after the work is completed. Our team handles the supplement process if additional damage is found during installation. Texas law gives homeowners the right to use the contractor of their choice — you are never required to use your insurer’s preferred vendor.

How long does a roof installation take?

Most residential roof replacements in DFW are completed in one to two days. A straightforward single-story home with an accessible pitch typically finishes in a single day. Larger homes, steep pitches, or complex roof lines may run two days. We schedule around forecasted weather and won’t start an installation that can’t be dried in before rain. You’ll know the start date, the expected completion, and the daily schedule before we arrive. Commercial roofing projects are scoped individually and typically run several days to several weeks depending on square footage and system type.

What should I look for when hiring a roofing contractor in DFW?

After 40+ years in this market, here’s what matters: (1) verify the contractor holds a current Texas contractor license and carries both general liability and workers’ compensation insurance — ask for certificates, (2) look for established local presence, not storm-chaser crews that appear after a hail event and disappear six months later, (3) ask for manufacturer certifications — we hold preferred contractor status that qualifies homeowners for extended warranties, and (4) get a written contract with materials, timelines, and payment terms spelled out. A reputable contractor will never pressure you to sign the same day. If they do, that’s your answer.

Do you handle commercial roofing, and how is it different from residential?

Yes — we’ve completed commercial projects across DFW and Austin since the 1980s. Commercial roofing is fundamentally different from residential work: flat or low-slope roofs require TPO, modified bitumen, or EPDM membrane systems rather than shingles. The stakes are higher because commercial roofs cover large square footage, house expensive HVAC equipment, and any leak disrupts business operations. We assess load requirements, drainage, and penetration points (HVAC curbs, vents, skylights) that residential work rarely involves. If you manage a commercial property, schedule an inspection before your current roofing warranty expires — finding issues proactively is far less expensive than emergency repairs.

What kind of warranty comes with a new roof from Mike Huddleston Roofing?

A new roof from us carries two separate warranties: the manufacturer’s material warranty (typically 30 years on architectural shingles, with lifetime options available) and our workmanship warranty covering the quality of our installation. Because of our manufacturer preferred contractor status, we can offer enhanced warranties — including non-prorated coverage — that standard contractors cannot. We’ll provide all warranty documentation in writing at project completion, and we’ll be here to service a warranty claim years from now.
